Waterfowl Hunters --
A brief history of this property ...
The property was
acquired over a several year period by avid duck
hunter, Gary Jakoby. Gary was an engineer by trade and his maps and plans
for this property are quite extensive. Gary was unable to see his entire
plan implemented; these plans included a holding pond, several drop boxes
and levee work. River side, this property needs nothing to make it a great
duck spot. Gary had bigger plans, he was focusing his efforts on inland
habitat! Plans to create a pond in the timber, enhancing an existing
beaver pond, and building levees around the farm fields were all in this
property's future. Gary named his plan "Greenhead Meadows" and laid it out
in detail. This plan will be available to the new owner(s) to hopefully
keep this dream alive. The passion Gary had for duck hunting is apparent.
He wanted to do more for waterfowl on his property with all types of
habitat improvements.

TRACT # 1:
44 Acres with 32.6 tillable. This parcel makes a nice addition to any farm
operation. In addition, the possibilities of government programs can
benefit the investor or hunter alike. For hunters, this would make a nice
shallow water area! A creek and small woods create the perfect balance.
Accessed from Highway 96 at 200N, go West 1/4 mile to the easement.
A 50' strip of land goes north to the parcel (this easement not shown on
map). |

TRACT # 2
(location of showing March 26th, 9am-1pm):
60 Acres with 31.3 tillable. This parcel lends itself
well for CRP programs, deer hunting, and farming. It has a nice little
duck hole as well. Hunters can utilize food plots to enhance this parcel
and improve the parcel's habitat for both deer and ducks. Access is the
first road south of Lomax going west. This road -- a public road -- then
becomes a 50' easement. As soon as you cross the railroad tracks, you are
on this parcel. |
|
 |
|
TRACT # 3:
77 Acres with 26.9 tillable. This parcel is a good deer
hunting parcel with an excellent timber hold for duck hunting! The
tillable acreage can be used for income or for food plotting to enhance
the hunting opportunities this property already enjoys. This parcel is
accessed from the 300N road (boat ramp road) and via the same easement
into and through Tract #2. |
|
 |
|
TRACT # 4:
140 Acres which includes two small islands in Turkey
Chute. This parcel is a waterfowl hunter's dream with a normal pool with
65 acres of water. The islands #9 and #10 make for excellent blind
locations! This parcel is located just east of River Mile Marker #395.
Least not forget the convenient public boat ramp located on the north side
of this parcel and the excellent fishing that this area offers. Numerous
blind locations, varying water depth, and a multitude of vegetation all
add up to a great duck spot with easy access!! |

TURKEY ISLAND (Island # 11):
A portion of this island, 22.2 acres, will be offered as shares to
individual(s) on a per share basis. The high bidder has the right to take
one or all the shares. In the event the high bidder does not take all the
shares we will continue to offer the shares in this method until they are
all sold.
The island itself is
primarily wooded and has electric service out to it. Turkey Island is
accessed by boat and is located 7 miles down river from Burlington, Iowa,
and just west of Lomax, Illinois, on River Mile Marker #395. The south tip
of Burlington Island is straight west of Turkey Island. (Map #68 2001
Edition, US Army Corps of Engineers, Upper Mississippi River Navigational
Charts). If you enjoy the river, boating, fishing, camping, hunting, or
just enjoy some seclusion occasionally, this may interest you!! This is
likely one of the easiest and most cost practical recreational land
opportunities you will come across. This island offers great recreational
opportunities as well as possible commercial uses. |
