A brief history of this property ...

The property was acquired over a several year period by avid duck hunter, Gary Jakoby. Gary was an engineer by trade and his maps and plans for this property are quite extensive. Gary was unable to see his entire plan implemented; these plans included a holding pond, several drop boxes and levee work. River side, this property needs nothing to make it a great duck spot. Gary had bigger plans, he was focusing his efforts on inland habitat! Plans to create a pond in the timber, enhancing an existing beaver pond, and building levees around the farm fields were all in this property's future. Gary named his plan "Greenhead Meadows" and laid it out in detail. This plan will be available to the new owner(s) to hopefully keep this dream alive. The passion Gary had for duck hunting is apparent. He wanted to do more for waterfowl on his property with all types of habitat improvements.

TRACT # 1: 44 Acres with 32.6 tillable. This parcel makes a nice addition to any farm operation. In addition, the possibilities of government programs can benefit the investor or hunter alike. TURKEY ISLAND (Island # 11): A portion of this island, 22.2 acres, will be offered as shares to individual(s) on a per share basis. The high bidder has the right to take one or all the shares. In the event the high bidder does not take all the shares we will continue to offer the shares in this method until they are all sold.

The island itself is primarily wooded and has electric service out to it. Turkey Island is accessed by boat and is located 7 miles down river from Burlington, Iowa, and just west of Lomax, Illinois, on River Mile Marker #395. The south tip of Burlington Island is straight west of Turkey Island. (Map #68 2001 Edition, US Army Corps of Engineers, Upper Mississippi River Navigational Charts). SALE METHOD: Auction offering the property in individual tracts, any combination of tracts, or in its entirety.

SURVEY: If a legal description cannot be created for the purpose of preparing a deed, the Seller will provide a survey. The type of survey provided will be at the discretion of the seller, but adequate to convey title. The cost of the survey will be split equally between buyer and seller.

FINANCING: Your bidding is not conditional on financing, make arrangements for financing prior to the auction.

EARNEST MONEY: Earnest money equal to 10% of the accepted bid price is required immediately following the close of bidding.

CONTRACT BETWEEN BUYER AND SELLER: Immediately following the conclusion of the auction the high bidder(s) will enter into a real estate sales contract and deposit with the Auctioneer the required 10% earnest money payment. The earnest money may be in the form of cash, personal check, business check, or certified check. The sellers will provide an Owners Title Insurance Policy.

POSSESSION/CLOSING: Possession will be at closing, subject to the tenant rights of Byron Sparrow, which will be on or before May 15th, 2005. The Buyer(s) will receive the 2005 Farm Income as well as pay any associated expenses.

MINERAL RIGHTS: All minerals owned by the seller will transfer.

PROPERTY TAXES: The 2004 property taxes will be paid by the seller. 2005 property taxes and beyond will be the responsibility of the new owner(s).

TAXES: $7.55 per acre average.
