Possession: At closing.

property prior to closing.

Taxes:
Buyer will be credited for the 2007 taxes due
in 2008, at closing (estimated at $450 annually).

Financing:
Your bidding is not conditional on financing.

Confirmation Sale:
High bid is subject to approval of Seller.

Earnest Money & Purchase Agreement:
Immediately following the close of bidding, the approved high bidder will deposit with the Auction Company 10% earnest money and sign a purchase agreement with the seller. Balance due at closing which will be on or before December 3, 2007.
